Charter Homes closing out big year for home sales

Lancaster-based Charter Homes & Neighborhoods said this week that it expects to have started building 320 homes this year, in line with last year’s starts, itself a record. Charter also plans to finish building more than 270 homes.

New developments in Pittsburgh are driving some of Charter’s building growth. The company also remains busy in Central Pennsylvania, with 15 active neighborhoods under construction, including large mixed-use projects such as Arcona in Lower Allen Township, Cumberland County.

The company recently started building its new Belmont neighborhood, which represents the residential component of the $100 million Shoppes at Belmont development in Manheim Township, Lancaster County.

Charter has sold 19 homes in Belmont since mid-October. President Rob Bowman expects to sell out of homes at Belmont within two years.

Belmont’s residential piece includes 74 townhomes and 13 single-family homes on about seven acres.

The roads in the neighborhood have been paved and construction has started on the first set of townhomes.

Charter experienced record demand for Belmont — about 800 people expressed interest in living in the neighborhood — at a preview event in October. Part of that demand was attributed to the location of the overall development, off Fruitville Pike and Route 30.

Demand for new housing also remains strong. Annual home sales have been rising for the past five years in the midstate.
